Do I pay first and last month's rent with my security deposit?

How old do you have to be to apply for a rental in Athens, GA?

Who needs a cosigner?
A co-signer cannot be used to compensate for unmet or failed requirements of the primary applicant. As such, a co-signer may only be used for applicants under the following two circumstances: (1) The applicant is a full-time student who relies entirely on a parent's income. (2) The applicant meets all other application requirements but does not have any established credit history. -
How do I apply for a property managed by Athens Property Management?
Rental applications are submitted online along with the required documentation and application fee. Processing begins once all requested information is received and reviewed. -
How do I pay rent?
Athens Property Management offers secure online rent payments through a tenant portal for convenience and reliability. Additional approved payment options may vary by property. -
What should I do if I want to get a pet?
Review your lease agreement and contact Athens Property Management before bringing a pet into the property. Approval, breed restrictions, deposits, or monthly pet fees may apply. -
What happens if my roommate moves out but I want to stay?
All tenants remain responsible for the lease unless formally modified. The remaining tenant may need to qualify independently or submit an approved replacement resident. -
My lease is ending and I plan to move out. What should I do?
Submit written notice according to the timeline stated in your lease agreement. Proper notice allows Athens Property Management to coordinate inspections and security deposit processing efficiently. -
Who is responsible for repairs and maintenance?
Athens Property Management coordinates routine maintenance to keep the property in good condition. Tenants may be responsible for repair costs resulting from negligence or lease violations. -
Can I mount a satellite dish at my unit?
No, Athens Property Management does not permit tenants to install satellite dishes on the building. Installation can result in damage to the property, and is therefore not allowed. -
Can I install renter-friendly upgrades to my unit?
We advise tenants to use caution when considering "renter-friendly" upgrades, as many products are not as easily removable as advertised. Any damage resulting from the installation or removal of these items may result in charges at move-out. We are happy to review and provide guidance on specific products before installation—please feel free to reach out. Additionally, we strongly recommend obtaining written approval from your Property Manager prior to making any modifications.
